Can you hold a place before I apply?
No, we rent homes on a first-come, first-served basis. To secure a property, a completed application and all required fees must be submitted. We encourage you to apply as soon as possible once you've found a home you love. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary, but most residents are required to pay the first month’s rent and a security deposit before moving in. In some cases, last month’s rent may also be required. -
How old do you have to be to apply?
You must be at least 18 years old to apply and sign a lease agreement. -
Is the deposit refundable?
Yes. As long as your lease terms are followed and there’s no damage beyond normal wear and tear, your security deposit is refundable. Any deductions will be itemized and explained. -
Who needs a cosigner?
If an applicant does not meet the standard income, credit, or rental history requirements, a cosigner may be needed. Cosigners must meet qualification criteria and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
You can apply online or in person. A completed application, application fee, and supporting documents—like ID and proof of income—are required to process your application. -
Do you accept housing vouchers?
Yes. If you are a voucher holder. please confirm with our team whether the specific property you are interested in participates in the Section 8 program. -
How do I pay rent?
Rent can be paid online through your tenant portal, via automatic bank transfer, or by check/money order—depending on the property’s payment options. -
I want to get a pet. What do I do?
Review your lease and contact us before bringing a pet home. Some properties allow pets with additional fees or deposits, while others may have restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
If you’re on a joint lease, all tenants remain responsible for the full term. If one person wishes to stay, they may need to qualify individually or secure an approved replacement. -
My lease is ending, and I want to move out. What should I do?
Check your lease for the notice period—usually 30 or 60 days—and provide written notice before your lease expires. We’ll guide you through the move-out process. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and repair requests. However, if damage results from tenant negligence or misuse, the cost may be your responsibility. Always report issues promptly through the tenant portal.
